John Marion explains the process of assigning a real estate purchase contract.

Wholesaling is the process of getting a property under contract at a deep discount and then assigning the contract to another buyer. The process is easy and simple.

1. Get a property under contract at a deep discount. Your Purchase Contract should include wording that allows you to assign the contract to another buyer.

2. Market the property to your investor buyers for the total amount of purchase price plus your assignment fee.

3. When you have an investor buyer who wants the deal, use an Assignment Contract to sell them the Purchase Contract. The Assignment Contract states the amount of your assignment fee (also called wholesale fee).

4. The investor buyer who you assigned the Purchase Contract to is the one who buys the property.
